Higher Litchardon
NPAS was appointed to design a replacement dwelling at Higher Litchardon, aimed at enhancing the liveability and aesthetic appeal of the site. The decision to pursue a new build over the previously approved barn conversion was made collaboratively between NPAS and the client, due to the existing building’s significant constraints that hindered a quality conversion.
The new dwelling, with a floor area of 181 m², has been thoughtfully designed to achieve a higher level of thermal efficiency while complementing the character of the surrounding hamlet.

The architectural strategy for Higher Litchardon centres around creating a high-quality living space that aligns with the scale and visual character of neighbouring properties. The decision to opt for a replacement dwelling allows for a design that maximises both functionality and aesthetics, addressing the shortcomings of the existing structure. By focusing on a traditional architectural form, the new home respects the historical context of the hamlet while incorporating modern amenities for comfortable living.
The main structure features light-coloured cladding and roof tiles, harmonising with the natural landscape and enhancing visual integration within the environment. Traditional design elements, such as sash windows and exposed beams, have been included in the luxury rooms, providing a charming contrast that adds character and warmth to the interior.
